Commercial roof coatings adhere to a broad range of substrates. Compatible surfaces include metal, concrete, masonry, wood, asphalt shingles, built-up roofing (BUR), mineral cap sheets, and spray polyurethane foam. In addition, silicone formulations adhere directly to single-ply membranes such as TPO and EPDM, while specialized primers provide adhesion over asphalt-based surfaces to prevent bleed-through.

Silicone roof coatings are moisture-cure, solvent-free formulations engineered specifically for flat and low-slope roofs requiring continuous ponding water resistance. Acrylic roof coatings are water-based, high-solids emulsions that offer exceptional UV reflection, tensile strength, and dirt pickup resistance. Acrylics are well-suited for positive-drainage roofs, exterior walls, and when applied over compatible elastomeric primers.

An acrylic bleed-blocking primer, such as BleedEx 400, is designed to prevent asphalt oils from bleeding through into subsequent coating layers. Used on built-up roofs and bituminous substrates, it preserves the bright reflective qualities of silicone and acrylic topcoats while improving adhesion between the substrate and restorative membrane layers.

Expected service life depends on the applied system thickness, formulation, and maintenance. Properly applied acrylic coatings such as SolarEx 300 typically last 10 to 15 years. TropEx 310 is specified for 10-year restorative systems, while SiliconEx 500 silicone systems offer up to a 20-year material warranty depending on the multi-coat system configuration.

Commercial roof coatings can be applied using brushes, rollers, or professional airless sprayers. For example, SolarEx 300 is compatible with airless spray equipment operating at 3,000 PSI or higher. Spray application enables rapid coverage across large square footage, while brushes and rollers are ideal for detail work, seams, penetrations, and edge flashing.
